The Affordable Housing Alliance in Eatontown, New Jersey, was established to help single parents, low-income workers and people with disabilities with their housing needs. The AHA offers a foreclosure intervention program to help homeowners negotiate reduced mortgage payments with their mortgage lenders or servicers. AHA counselors provide one-on-one counseling to evaluate a homeowner's mortgage case, in order to determine options for preventing foreclosure.
Mortgage Assistance Pilot Program
New Jersey's Mortgage Assistance Pilot Program, administered by the New Jersey Housing and Mortgage Finance Agency, provides loans for low-income New Jersey homeowners facing foreclosure. To qualify, a homeowner must have an income below 120 percent of the median income in her area. MAP only offers assistance to homeowners facing short-term financial difficulties who own houses or condominiums up to three units in size. A homeowner must live in the home for a minimum of one year before applying for assistance. MAP offers loans for up to six months of mortgage payments, not to exceed $20,000, at the time of publication. MAP loans do not require repayment as long as the applicant remains in the home. Upon the sale of the property, or cash-out refinancing of the mortgage loan, the applicant must repay MAP funds.
Homelessness Prevention Program
A single mother facing homelessness may qualify for the Homelessness Prevention Program, administered by the New Jersey Department of Community Affairs. The HPP offers temporary financial help for low-income and moderate-income homeowners who face foreclosure due to financial difficulties outside of their control. The HPP does not award assistance directly to applicants, but rather makes payments to mortgage lenders or servicers on their behalf.
Making Home Affordable
The federal Making Home Affordable program, which extends eligibility to all qualified homeowners, can help a single mother reduce her mortgage payments or refinance her home loan with a lower interest rate. Designed to help homeowners prevent foreclosure, MHA offers plans that feature fixed interest rates for first and second mortgages. MHA offers special programs for unemployed homeowners and can help homeowners who cannot afford to keep their homes relinquish their properties without going through the foreclosure process. New Jersey homeowners can determine their eligibility for MHA programs by speaking with a foreclosure avoidance counselor. The U.S. Department of Housing and Urban Development provides a database of approved counselors on its website. Counselors offer services free of charge in offices throughout New Jersey.
