How to Refinance a Home After Marriage

If you purchased a home before getting married, you may decide to include your spouse on your next home loan. Your spouse's additional income or higher credit scores could help your application toward securing a more attractive mortgage loan. Researching several mortgage lenders to comparison-shop your refinancing options might help you locate an affordable loan program.

Instructions

Shop for competitive interest rate and loan terms. Explore offers from your current mortgage lender, as well as the interest rates and terms from other companies (see Resources). Request a good faith estimate from prospective lenders. Review the rates and terms with your spouse to decide on the most favorable offer.

Gather your financial records for the refinancing transaction. Compile documents that reflect your assets and earnings history. Copy your tax returns for the past two years, as well as recent pay stubs, bank statements and statements for other liquid assets. If you include your spouse to qualify for the loan, provide financial records for him too.

Inform your lender that you were married after your last loan transaction. Provide the lender with a complete loan application that includes your spouse's name, Social Security number, date of birth and other details. Your lender should speak with you, as well as a title attorney, about including your spouse on the title to the property. In some states, you may have options to include or exclude your spouse from the title of your home. For instance, if your spouse has severely delinquent credit, a lender might require settling the debt, as a condition for refinancing. Because spousal debt can potentially encumber the title to a property, your lender may require outstanding judgments, tax liens and certain collection items are paid.
